Office Solutions for the Head of Facilities Management

Lambeth Council appointed Mace as the multi-disciplinary project/construction manager to manage and co-ordinate the delivery of the council's property refurbishment programme for a minimum period of 3 years. The programme includes the capital works necessary to continue the programme of works to eliminate Lambeth Council's statutory compliance liability and also incorporates the work necessary to effect the reconfiguration of the portfolio of core office buildings to achieve the objectives in Lambeth Council's Accommodation Strategy.

Facilities management services across the estate is centralised and both the space planning and construction management contracts are managed by the corporate facilities management department. During the period 2004 to 2007 the council has reduced its office building portfolio from 19 buildings down to 14 and new ways of working have been introduced into the new Phoenix House building with pilot schemes in some other buildings.

Formerly a hierarchical and territorial space management ethos prevailed. This has been replaced by a corporate strategy with regards to space planning and office accommodation moves. All space planning and moves are centrally coordinated through the existing space planning team provided by Workplace Architects, the project / construction manager and facilities management provider.

Mace is managing the multi-disciplinary team, including workplace design, mechanical and electrical services, design team and architect, procurement advice and subsequent appointment of construction contractors, and managing the planning and construction phases of the project. In a joined-up addition to the core service, Mace Group subsidiary Sense is providing provide cost consultancy services and our facilities experts Macro are providing relocation management.

Numerous projects are already complete and vary from multiple floor staff relocations across numerous buildings, replacement of the raised floor at the Lambeth call centre during continued and uninterrupted business, complete refurbishment of the grand 'listed' Town Hall kitchen and catering demise and implementation of mains fed water coolers across the entire borough. Other projects in design are replacement of a boiler system within a shared sports community centre and separation of the water services within the same building and its adjoining building.
