Comprising 35 towers, each up to 46 storeys, and the associated infrastructure and transportation to support the entire mixed-use development, the two million square metre Jumeirah Beach Residences span 1.7km of Gulf shoreline and incorporate four hotels as well as residential, retail and some commercial space. With an end-to-end service including project management and cost management consultancy, Macro was also able to provide specialist facilities management services across all project phases including design, construction and commissioning, and transition and occupation.

Macro provided facilities management consultancy advice to the client. The team initially created a FM strategy across the whole development, which empowered the client to develop a FM capability. The design review from an operating perspective, particularly lifecycle factors, released opportunities for reduced operating costs and ensured better operating procedures for services such as waste management. Macro also developed an initial service charge model and operating budget, which gave the client valuable information to formulate FM operating plans and information for potential customers and end users, and service specifications and tender documents for key FM service streams. The client was ready to take over the building as a living space, with services pre-procured, rather than taking possession of the finished empty development, and with a FM strategy ready for the future.
